Like any season, buying a home in July comes with its unique advantages and challenges. Here’s a breakdown of the pros and cons of house hunting in the heat of summer, so you can decide if now is your time to jump in.

The Pros of Buying in July

  1. More Homes on the Market

Summer typically brings a surge of listings. Sellers often wait until school is out and weather is favorable before putting their homes up for sale. That means more variety, more options, and a better chance of finding something that checks most (if not all) of your boxes.

  1. Easier Scheduling for Showings & Moves

With longer daylight hours and more flexible schedules, it’s easier to book showings after work or on weekends. If you’re relocating with kids, July is also an ideal time to move without disrupting the school year. Plus, movers tend to be more available than during the back-to-school crunch in late August.

  1. Lenders & Agents Are in Full Swing

Real estate professionals, mortgage brokers, and inspectors are operating at full capacity this time of year. That means you may get quicker responses and a smoother process from offer to closing — as long as you’re working with a responsive team.
